I want my tenants to know that I am a good, responsive landlord so they feel all warm and fuzzy paying me big bucks every month.

You're asking a prescient question here and one that itches deep within the hearts of all real estate investors.My guiding light in investing is "let the numbers tell the story." 

Also, most reputable bigger brand firms have great tools, marketing, etc but you should also try to locate a solid office that does produce warm leads.

I do NOT turn on interior lights as they are 99% of the time too warm (yellow).  

I'm not even getting warmed up yet, every ridiculous gymnastics of data to declare "THE END IS NIGH", I have no less than 3 direct data points that clearly point out no 08/09 repeat.
