According to him the retail price for this property is $285,000 and so if's that remotely accurate we could make a really good option fee on this one.The challenge for us and this is where we need your ideas, is how do we market this property to the higher end tenant buyers?

Does anyone have any ideas on how to pull enough of the equity from either or both houses to use to purchase the multi family?? 

There were some challenges as to how such a site would vet the data incoming and how the site owners would risk liability if inaccurate information kept them from finding housing in their area.It's a great idea on paper, but I think unrealistic to implement.You can meet that need by doing your due diligence and screening heavily. 

I think every LL needs a legal means to get rid of "undesired" tenants without the effort/bad feelings of terminating a lease or worse an eviction.We use month to month lease and have never terminated a month to month lease for any reason other than missed payment. 

I think the main idea of my post is that banks don't typically lend to businesses without sufficient assets and business operations - likewise, banks typically don't lend to individuals without income and credit.

Once you have an idea, look to make connections in that market.
