Im maybe a month out from full approval.I dont know what to do next.

About 3 months ago a friend of mine in Plainfield sleepyhollow area .

Monthly sales disclosures were in their form lease.  

The representative said the tenant would be re-evaluated after 6 months to see if they still qualified for the assistance and they couldn't guarantee a year long lease.At least with Section 8 its guaranteed money.

We own our home with a pretty low rate from 2020 and also put around $800/month towards my mom's apartment rent. 

I'm not sure what else to do, but we have a month before the new tenant moves in and we'd like to get something done that is cost effective (not tearing out the ceiling again :).

As an accident to start a short-term rental for more than 3 years and wanted to end it. 1) The number from CPA for this short-term is worse than any other long-term rentals. 2) the time spend for this short-term is  >=5  long-term rentals. 3) from Sep-2024, there are 6 books to the end of the year. 4) Insurance of short-term increased 27% and tax will increased without doubt.So tried to cancel all the reservation from AirBNB two month away.

A suggestion could be help them find temporary housing, such as a rental or a motel, and possibly cover the first month’s rent.

There is still another month in planned rehab, so nothing pressing, but would love any recommendations people have!

Even if you cash flow $1000/month and now I'm throwing out wild number that's a 10 year payback just at break even.
