@Marcus Rodger, I see every limited value in a lot fo books, especially about things like gearing and tax as the laws change frequently.In the NZ market the basic precepts are fairly simple.If you can afford to negatively gear safely and you have decide it is a safe enough strategy for you then pick the market with the highest likelihood of capital growth, which is generally, Auckland, Wellington and Hamilton, and start investing.There are markets where you can still buy cash positive in New Zealand but you need strong local knowledge and good boots on the ground to buy well in many of those smaller areas.

Not sure if others out there are in similar situations with strong W2 income that have found creative ways to maximize returns through taxes in REI?

Hi Everyone, I continue to dig into the Smokey Mountain region for STR's and am trying to learn more about the local areas before I commit to a visit down there.  

Preapprovals don’t really expire as they are not an actual commitment, but sellers probably don’t want to see one more than 60-90 days old.  

Being new to investing I don't have the best financials but I would like to start with a strong foundation, will be looking for a solution to this and update the post then

If you are 22 and don’t have much going on in life with income or savings I would be fair to question your future in real estate it takes motivation a strong spirit and persistence .

When you replace it I'd strongly consider something besides carpet.
