David Greene, who co-hosts the BP podcast, wrote a great book about this - he lives in CA and invests in FL actually.

My question is what do you all identify as red flags and green lights to help point you in either direction?

Since I'm so green to the investment side any feedback or directional advice would be greatly appreciated.

Not sure if it works but Lowes carries quietrock or you can create a similar product adding another layer of sheetrock with green glue.  

I recently was listening to the BiggerPockets podcast on the biggest mistakes that @Brandon Turner and Mark Green have made and they mentioned that you really have to start with your WHY.Like they said, it can sound really cheesy, but ultimately, what you want to accomplish with your investing will guide what kind of investing you do.
