Do you mind me asking what your current portfolio or investing looks like as well as expanding on why it would me smart to only accept equity growth rather then equity and cashflow growth right out of the gate?

Smart HOAs will raise fees by a small percentage yearly rather than not increasing fees and having to implement a special assessment down the road but many boards don't look that far ahead.

Is managing multiple houses from an hour away smart?

It's good to jump in the pool and learn how to swim later, just make sure you have a flotation device (bigger pockets!) 

I would listen to more of these if I could have them on a portable device.
