There is a $200 non-refundable pet deposit in place. 

This helps when we need to a claim on security deposit at the end with no questions.

So I just closed on a fourplex and upon closing the seller and I had some disagreements about deposits and rents being turned over to me.  

The dollars would have to be deposited into my trust with which I would write checks out or for investments.  

The only thing I could think of was to not give them their security deposit back if they didn't complete the term, but according to Florida Statute 83.49(3)(a) and 83.49(5), I still must return their deposit minus any claims.It is cheaper for me to let them leave than to file any evictions in court.I did notice that in the first paragraph of 83.49(5), it says "except when otherwise provided by terms of a written lease..."

If they see a big deposit in the statements that you are required to send, you're right, you will have to explain where that money came from.

Then after we got approved we put the deposit down, we'd know we couldn't get our deposit back if we changed our mind. 

I'm to believe I need 10k cash then I can wholesale with no money or maybe small earnest deposit. 

I have a seperate bank account  (no LLC) in which I deposit and pay all things associated with my 1 rental.

For them we allow direct deposits to our account which I actually prefer as other option holds money for a few days.
