I would paint the body one color and add shutters to the windows either side of the door and paint them a third accent color such as Dorian Grey or Black Fox.

So, to clear up a couple of things, my mortgage broker said with the FHA loan i am getting i have 60 days to occupy the unit so I was wrong about the 30 days according to my mortgage broker.The seller as informed me that she will pay whatever it takes to get the tenant out but she cant do it her self because of the pending litigation, My agent has physically gone to the property and tried to get a hold of him but he is avoiding everyone like the plague, he has his friends call people back and act like him and feeds everyone a bunch of lies.. so it seems impossible to actually get a hold of this guy and offer him cash. one of the problems with me remaining in my current residence is my mother needs to renovate the place, with new floors, windows paint etc and refuses to do it while anyone is living here, she is desperate to sell and we all expected me to be out months ago, had I known 4 months ago about the supreme court appeal I would have backed out and found another property, I am just in to deep and too late to back out, this property is mine I will close on this property by any means necessary.

I think a critical element that I'm currently knee deep in trying to figure out for myself is making that key connection that can be your window into the process first hand, and offering a piece of the deal in exchange for that one on one support is a fantastic idea.

.- Gas Boilers - 30+ Years Old- Hot Water Heaters - 10+ Years Old- Electric Panel - Upgraded within past 10 years but could be upgraded even more- Pipes are old, corroded, and some leak often- Windows/Doors that haven't been updated require much more labor to remove/replace as the wood is often rotted- Roof is old, has recent touch ups but will need a major repair down the road (10 years hopefully)- Interior is covered with old wall paper, most walls have multiple layers and are a PAIN to remove- Also, shag carpets were apparently a thing back in the day so get ready to rip those bad boys up and replace them or refinish the hardwood if possibleThere is much more of course but those are some that I definitely noticed right away and are what I plan on tackling, priority wiseAny questions let me know!

As for the tenant, if you are supplying window units temporarily, they have no leg to stand on.

They have windows, doors, siding, shingles, tile, hardware, tools etc at very low wholesale prices.
