The numbers are not bad but I have no idea what the cost of doing paint, new flooring, bathrooms, kitchens etc.

I'm specifically looking at renovating the kitchen, bathroom, floors, and basement flooring. 

Full repaint, brand new LVP flooring and carpet throughout the home.

Repurposing each floor into spacious home suites, with indoor gardens in each home, a restaurant on an entire floor, the rooftop with a pool and gym...capital heavy but if it can be streamlined into a science, maybe its new upscale housing fir the cost of a complete interior remodel vs building a stick frame on new land out farther away from the city.

It's a 5 bedroom apartment, 3rd floor unit. 

The bedroom had a light fixture they did not like and they wanted to change that to a fan.Landlords do want to know about leaks and get them fixed, and as soon as possible before they ruin a cabinet or flooring or cause mold to grow. 

They were the very first tenants to live in the townhouse after we purchased it and did a complete rehab including new wood flooring (destroyed & scratched), new base boards and trim (chewed & scratched by their dog), new granite counters (stained), new appliances (all dinged & scratched), all new light fixtures (electrical not working & light bulbs removed), newer carpet (horribly stained, smells like cat urine when no cat was approved & torn), new paint (holes kicked through in multiple places), doors have holes kicked through, door handle on sliding door ripped off, etc.

Capex is half of what I use. 10%.My capex includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span,hvac 20 year life span, bath and kitchen remodel 20 year life span.

If that is the case, I am looking at least two month without rent, changing all carpet and installing laminate flooring.

For example if there is a flooring, they need to state that it will be Bruce 3/4" hardwood and put what the price is.
