It's renewal you want to incentivize because vacancy is such a cash flow killer.I've bought small gift cards for select tenants at Christmas (using credit card points, so none of my own cash), and while I don't think it's increased my revenue, I know they've greatly appreciated them and I'll probably keep doing it - not across the board, but for select tenants.If you haven't yet, check out Joe Asamoah's BP podcast.

I'm hoping to be +750 cash flow by mid 2021.If you decide to keep, make sure that you have ($$$) flexibility to find the most affordable services and be selective with tenants.

I choose which maintenance/repairs I do myself or which I farm out to good tradespeople which saves me a ton of money over what the PM would charge for their selected contractors.If the property is geographically close, I would recommend giving it a shot yourself before hiring a PM.
