I agree with above that you cannot do that with the SDIRA.I think the best way to get a similar outcome is to lend to each other out of your ira's but NOT on the title.A solo 401k might have some features worth looking into as well.For sure please seek legal and tax advice for acting.

HOEPA imposed onerous penalties for loans that were classified as " High Cost Loans"   HOEPA would also rescind (write off) a loan if it was determined that the lender had not documented the Borrower's Ability to Repay. 

If you are lucky enough to make it into this "exclusive club", expect to be earning $30,000 a month in penalties until you are able to get enough violations removed to come off the list.
