I'd never join again, if I knew then what I know now.Just to be clear, though: the $500 video series I mentioned, while quality education, doesn't offer any mentorship or networking, and, evidently, the networking itself (even membership in the group) satisfies SEC regulations that require prior acquaintance between syndicators and their investors.

@Nick Choruby Add a due diligence and home inspection contingency that will allow you to cancel the contract if you are not satisfied with what you find out.If you do end up acquiring these properties, you will want to make sure the tenants are current on rent, paying the amount agreed, and are ideal tenants.

sounds like (not saying this is the way it is) that while there is an auction, i'm sure there is language in the terms of the auction that will state something about the necessity for the minimum reserve price of the auction to be high enough to satisfy any existing recorded liens.No, the bank doesn't show up.

I generally agree with @Russell Brazil and @Chris Seveney about written agreements, but there certainly are a growing number of cases (thanks to text messaging, etc.) where the signed writing requirement has been satisfied by conduct other than a signature on the _______________ line at the end of the agreement.Whether there was a binding contract formed in this instance would require an in depth review of the "contract" and all of the relevant communications surrounding it.
