If that first one is interesting to you (915k in San Ramon) you can look in the SF market itself as well...you'll be down near the Glen Park and Balboa Park BART stations, but there are fix and flips in that area in the 700k-1mil range.

Just from a quick glance it looks like $500-$600 is the rent rate for the area, take out taxes (100), insurance (90), property mgmt (60), repairs (60), vacancy (100), and capex (30), that's 470 in expenses, leaving cash flow in the 30-130 range.

I'm trying to familiarize myself with the area because I've noticed some places where properties sit on the market for months and drive by and cannot identify why in respect to other areas where movement is high.
