The key is to buy from a reputable note provider.

They typically hire the people who don't have a reputation or are beginners because anyone who has a reputation can get paid more.

I don't want to get a reputation for deals falling through or breaking my word.

In addition you want to make sure that they have strong english skills or you will have to double check everything at the risk of your branding reputation.  

Unfortunate cases like this give property management a bad reputation. 

However, my inclination and mindset right now would lead me to think that once an opportunity property is available, wherever, that most investors have rehab teams or reputable contractors in place that do the work and are paid for entire rehab repairs.
