Technically those funds are still tied to the original property, so if you invest them and things go sideways or south, you could be forced to sell the first property or lose it entirely.

Yes it is entirely possible to invest in an area by never visiting the area but if people are planning to have a huge net worth tied to a specific city, you may as well spent the money to visit for at least 3-4 days.The trip doesn't necessarily need to be all business.Plan the trip appropriately - tell your contractors, tenants(if you want), property management companies that you will be arriving ahead so you can meet with them.

That said, long-term rents remain solid across the state due to restrictive rural/agricultural zoning, a substantial lack of new housing supply, and the added cost of transporting building materials 2,500 miles from the mainland.Only other thing I will say is that if your plan is to do long-term rentals, expect a lot of tenant churn.
