We cover maintenance requests and actual emergencies (and their definition), specific House Rules for particular properties, how best to hang pictures, and yes, our Assistance Animal Policy.During the walk-through "move in condition" inspection and completion of the move in form for their signatures, I am sure to point out various issues for the Tenant to be aware of to help them save money by NOT breaking or misusing elements, how to clear the food disposer, and anything else unique to the unit.Typically I spend 30 - 45 minutes on the document signing process, and anywhere from 10 - 30 on the walk through depending on size of the unit.

As far as "affluence", goes I'd rank the areas as follows:1) German village/Bexley2) short north3) Olde Town East4) Franklinton5) South of Main6) Linden7) HilltopHowever, Franklinton is great to live in, like anywhere.... don't leave your laptop in your backseat overnight, and you hear the occasional gunshot, but honestly that's anywhere close to downtown.That's just my opinion from living in the city for almost 10 years and living in two of the mentioned areas.

I do like the lien aspect as it's a constant interest you get from the owner, and you might get lucky and get the property foreclosed but again that's an IF element there and the returns can be variable if the property is redeemed.

The explanation above was a great one on the break downs of the elements of closing, what they are, and what is being charged.To address the 3.75% APR Directly, you may be charged points in that rate to obtain the pricing shown its important to talk with a lender who is experienced not only in the "quoting of rates," to say at the min but also how the rate will effect your short and long terms goals financially as well.Some people say its good to pay points, and depending the borrower's particular circumstances it may be great, but if you're opportunity cost of your money is higher than the rate you're saving by paying points its probably better to take a rate that has 0 points even if its .125% -.25% higher in rate so that you can redeploy that capital at your strike rate of return whatever that may be for you personally 8, 10, 12, 15, + etc return per year.I have a good article on APR on my member blog you can check out if you want additional information on APR.
