That might or might not be the number generated on the 1099 the borrower is going to get (Assuming a deficiency).

Are they over-rehabbing - putting in above-standard quality items that will never generate a proportionate increase in value? 

So if you are truly committed to increasing generational wealth by involving your kids there are few things out there that are better (Eg starting a business with them or educating them highly). 

Cash flow is always better when you self manage 😃 Sadly some of us need to be creative in generating cash flow in our backyard as we need to venture our 2-3 hours drive to meet our goals

I tried asking for loopholes (investor cash) but she stated that the money had to be generated through your personal income with a typical 2 year history.
