It always comes to around $50-150/ month pure cash flow for SFM and duplexes that I can afford, with 3-8% CoC Return unless I drive the asking price $10k-20k lower than asking.

While you're grabbing a drink at a bar, ask some locals where you should go/try.

That lifestyle was pure hell and having done it for years I wouldn't recommend it.Over time, you learn the importance of systems and understand that your time does not scale.

I am currently halfway through the Real Estate course (purely for the knowledge, do not think I will make my license active).

This would purely look at your cash flow rather than having to have the income looked at through a traditional underwriting lens.

What made my investor interested in this deal was purely the cash flow the property will bring in, 1300/month for sub 70k all in, he's nearly going to hit the 2% rule.

I passed on a so many deals purely based on my numbers.

So that in year 3, 4, 5 he's actually made a lot more than he would if he was looking for just pure cashflow from day 1.

I know from a pure investment stand point that this doesn't make a difference, but I figure if it gives me a little motivation to work on finding deals it can't be a bad thing.2) My wife is currently a stay at home mom who has been wanting to find some extra work to keep her busy.
