I recommend GC Realty & Development as a property manager if you want to pursue that market.  

If you don't need assistance marketing the property and just filling out paperwork with a tenant you found, many agents will charge you a flat fee that may be cheaper than an attorney.

I actually worked with a client in Phoenix not too long ago who was in a similar boat...trying to transfer their loan to a buyer looking to use the property as a primary residence.

I am sure properties on the water have lots of potential. 

Now i send this property to my buyers list with verbiage of "realtors stack your fee on top".
