All the responder's have valid points, however I do not see any suggestions for a fix.From the sellers side, the buyer should expect to provide a bank pre-qualification for the amount of the purchase.

The rental business is like every other business in the world where the business owners try to get as much money as possible for their products and services.

A ton of people waive contingencies and then use loan products that literally don't allow that and it cracks me up.

The only problem is they don't offer any agent that can see the property and validate the information.

A portfolio loan is when the bank lends their own money and uses their own custom loan product to do so.

The issue is that most loan products offered on residential homes don’t care about cash flow.
