So far I like Festival and Soltara because I can have a small private plunge pool in the lanai plus the resort pools. 

We just need the capital to build more than we are doing now (averaging 5 per month).Any advice on who I should talk to about private financing?

Looking for detailed resources on steps I need to take and to avoid if I am acting as a private lender. 

Banks and private lenders are going to be justifiably cautious to lend that much to someone without experience or a track record. 

Because you'd be putting down less than 20%, you will have what's called Private Mortgage Insurance (PMI) added monthly. 

@Jason Hartman, I've never heard of such a regulation but if it does exist (I assume it does if multiple financial institutions told you it does), would they be okay with you buying a property with another loan, cash, HML or private investor funds and then use the HELOC for the repairs?
