Although I have been a broker for 4 years and have been involved in 6 fix and flips (keeping contractors on schedule, running numbers, being particular with the details, marketing), this is the first time I raised private money, 30k.

This is my first private sale. 

I don't have the luxury of having private investors at the ready for whatever deal comes along since I don't have an established track record yet.

We will be exploring traditional lending options over the next few days but wanted to see if there were any private or hard money lenders here that would be interested in working with us and if so, sharing their loan requirements.

If that’s the case then do you personally have to have the cash/money available at your disposal or can you have approvals from a private or hard money lender?

Now if you're investing to be hands off that changes things a bit, but you seem to be doing owner occupied units so I'm betting you are putting in some elbow grease.  

I'd place my bet on SFR w/ ADU over duplex, based on what you've said, but the price of the opinion that actually matters is going to be an appraisal fee and waiting for that to come back.

Hard money is probably the most common way flippers leverage to buy a deal, although that requires down payment from you and/or another private investor (usually 10-20% down).
