Disqualified parties are lineal family, business partners and fiduciaries to the plan.His IRA will be the lender, fund the note, and receive the payments of principal and interest from you.So long as the note complies with and is enforceable under state law, the terms can be pretty flexible when it comes to factors such as points, amortization schedule, P&I vs interest only with balloon, etc.

In my experience what I learned is that an FHA loan on a triplex (or quadplex) must meet a self-sufficiency test. 75% of the rental income from the two rental units you're not living in must be greater than your PITI (Principal, Interest, Taxes, and Insurance).

If your comparing a $100million 5% cap rate deal to a $1million 8% cap rate deal, then the cash flow you receive from the $100million deal is definitely gonna be bigger than the 8% deal because of the principal you invested.
