I've reached out a little and put out some feelers to see who might be interested but I need to get more aggressive in finding the right person to lend this money to.What should I do next to make this private loan happen?

I was wondering if any more experienced members would be willing to share their stories about flips gone wrong, mistakes a beginner might make during the rehab, and stories about problems they have overcome to reach success? 

Then opendoor or similar company gets in touch with a homewoner (because they are spend an insane amount of money on marketing to reach sellers that are not in tune with the market).

I see an opportunity for wholesalers, as many investors are more interested than ever in having strong off-market deals presented to them.Over the past few days, I have been rethinking my investment strategy, as I am pessimistic that I will be able to reach my real estate goals in this current market.
