We want an ongoing relationship to scale to 10 duplex/multi family, 4 unit max.

Keep us posted @Brian Pulaski...utilities are always a PITA both in needing service and for "gotcha" costs either through purchase or through ongoing operations.The property I just purchased, I had probably 7 or 8 conversations with the previous owner because the bills simply didn't make sense, and of course they forgot or declined to disclose certain things.Also ask yourself at the end of the day, lets say the bill is $1000 but this is a good deal and you want to make money.

Contrarily, recarpeting is something that is probably a necessary and ongoing type of repair that does not necessarily extend the useful life of the asset so I think you're fine to expense items of that nature without issue.

Hi Jason, If you anticipate continually funding ongoing deals I prefer a joint venture that allows you to take control of the property as of a certain number of days after funding it.

Do mom and pop tenants per the lease have to provide ongoing personal and business financials?
