Perfect weather, broad based economy, recreation, medical care, amusement parks, and the ocean!

@John Williams we switched to Kaiser from Blue shield a few years ago and have been very impressed.

People will argue til they're blue in the face on Turnkey versus Rehab and those people never take action.

However, in the case of CA, they have been holding for decades ... there has been a chronic shortage of housing and the conditions that cause that are not likely to go away ... the weather is nice so lots of people want to live here (strong demand), the economy is diversified with high paying jobs (strong demand), you can't build into the ocean (limited supply), there are practically no empty buildable lots unless you go way inland (limited supply), environmental and strict building regulations make new construction difficult/costly (limited supply) ...

Then the next day while using a short piece of 2x4 to support the install of the new blue tooth music capable exhaust fan the 2x4 let go right through the 20x72 window. 

I know it's mostly filled with blue collar workers.

I live right off of Blue Oaks Blvd & Crocker Ranch Rd.

I am focusing more on blue collar neighborhoods.. multiple generations live in one house together, lots of painters/ carpenters etc. live in the area.

These are your standard workforce housing properties that provide a safe, clean, living environment for the blue-collar workers of our communities.

its really just the main population centers or anything in CA within say 30 airmiles of the ocean that is very expensive.. and then you take SF peninsula and by sq ft is probably the most expensive the country.
