How do I research private lenders that are approved to work in my state?

Hey Ryan,Most lenders can typically offer up to 80% Loan-to-Value (LTV) with interest rates ranging from 7-8.5%.

We form the LLC with me and my wife as members, then transfer the properties (they do have mortgages, so maybe lenders will have less of an issue if the LLC has members that are same as the current owners), then assign the LLC to the trust2.

If you still have a mortgage, contact the lender to ensure the transfer will not trigger a "due on sale" clause.

it takes years to build credit with an entity. find a portfolio lender that allows you to buy in llc with you as a guarantor. they will stop the guarantor after you get enough leverage in the package.
