I think knowing this ultimately helps you set meaningful goals, develop a plan of action and drive your overall success.  

It is complete with all of the time frames for documentation, inspections, and deposits and stuff, which is nice, but lots of boilerplate as well.

I am struggling with the balance between sticking to just the letter of the law/lease, and trying to be a nice landlord who will take care of things just because they ask. 

North Highlands is a nice area, I have 2 houses in that neighborhood and lived there 10 years.

You can pay him/her a nice interest rate, say 7 or 8%, keep the profits for yourself and be much better off.

Yea it's nice to have a brand new house but that house isn't bringing you income.
