You need to know buyer has their own money they just want to use someone else's money to buy.Big difference between someone with 500k in their bank account wanting to use an HML and a buyer with 5k to their name and putting up 1k non-refundable on a wing and a prayer.If you had multiple investors you likely should have screened your investors much harder to see who looked the strongest and could perform.

You'd need to enlist one anyway if you go through with the 1031, so asking someone who really knows the ins and outs of a complicated transaction like this would be a good first step.Best of luck!

The appeal is pretty much just the low monthly payment.Are there any ways to bring low money down on assumable mortgage deals to avoid paying a lump sum of $100k+?

I looked into DSCR and spoke to a few lenders, but it seems I need to have 2 years of rental property ownership before I can utilize; I'm only approaching my 1st year of renting by the room, so I assume I'd need to wait another year before I can look into DSCR.

As a result, buyers are no longer willing to settle for properties that don't meet their needs.

Check with town permitting or GC if need additional parking, landscaping and rain drainage.
