I understand the market is hot (some would say stupid-hot) but I can't shake the feeling I'm missing something. 

What piece of information am I missing?

I believe they meet in Evans Town Center on the first Thursday of every month at 7PM (double check that — I missed the last 2). 

I asked one for drinks and at the end of it I(being a broke 21 year old) picked up the tab(mind you he drove a 2020 Blacked out Bentley LOL).

How can we spot the missing equity with the information you gave us?

so dont chase a deal just to win it and end up losing any profit, don't waste time or energy dwelling on deals you missed.

It turns out there were some things that our inspector missed, and we were very happy to have the extra funds available to address them.My suggestion would be to make sure you have enough for the down payment plus a decent operating budget/emergency fund....maybe 6 month worth of projected expenses at least.Hope that helps.Mike

Do not miss that San Diego's appreciation is far greater than the high cash flow market's cash flow.Most investors over value the initial cash flow and fail to fully evaluate the other sources of RE profits.Good luck
