Whatever you decide get a proper inspection and an appraisal done by a broker or appraiser.

I'm looking into a deal that is challenging me to do a bit more work than I have done before (moving the kitchens, changing floor plans, etc).Of course this sort of work will require permits from the city, gas/electric/plumbing inspections etc.

For example I had a call from the City that they were going to fail an annual inspection due to an issue.

Scope the main sewer line in your inspection, do not solely rely on the referrals of brokers and mortgage lenders rather inspect the work of others closely.
