I feel this comes about when I mention I want to bring down some walls to open up the space.

I was hoping there was something I  was missing like the land contract that @Dennis M. mentioned. 

There could be interest only years within those terms or it can be a hybrid product as you mentioned. 

I think it can come down to how much time drain the syndicator would have to take on to accept the capital from a particular investor.I was watching another syndicator the other day mention 4 things they look for in an accredited investor.

I know there was one poster on here that mentioned they are focusing on “rental arbitrage”.

I *thought* I remembered the title lady mentioning they don't wrap redeeming ground rent into a property closing, but perhaps she meant that when she believed it was unregistered and closing coming up so soon.
