It's not bad to mull this stuff over, but you have a massive timeline typed out here.

This is partially determined by weather, but is also massively impacted by the local attractions of the area.Our 6 bedroom home is located close to downtown Seattle, in a very popular neighborhood called Capitol Hill.  

You'll make the same money but the BS factor will be lower by a massive margin. 

and now I am going to sell Pdx and I have already bought vegas for 1/4 of what PDX is worth so massive equity in PDX of which 500k will be tax free when I move.. these are all over occ has nothing to do with business.. and its just my personal journey others will be different of course.so your right if your only moving to more expensive homes your still burning all the cash.. but for those that may do the flight from CA you take 500k tax free with you  :)  Or builders as we were discussing.. they pocket the tax free then use minimum down to buy the next project..

My future buyer is an owner occ, hence the massive IRR.I don't hunt much anymore, but you have to be in the right place at the right time.

Starting now makes you susceptible to massive risk.

The tax sale was massive. with over 1500 properties and was done in an arena. 

There is a massive shortage of supply and labor to meet the growing demand.

We know for a fact it'll lose money every month based on the numbers you provided (unless the rent is massively underestimated).

Does anybody know if homeowners insurance will cover the massive water bill (over 10k)?
