I've listened to 100+ podcasts, read numerous books and have talked to some Professionals over the last year or so.

Listen to your inspector.

I have been listening to the BP podcasts and have downloaded a few spreadsheets to determine COC and Cap rates, but when i use the following criteria that i heard on a BP podcast to eval a MF, i have yet to find a positive COC, or marginal COC!

I read books and listened to podcasts (and still do), but I reached a point of saturation where I knew I needed to move forward.
