While yes you only have to replace it because the heat was left off, the tenant probably cannot be held responsible for an old valve giving way in the eyes of the court.

Still great opportunities, but maybe hard to get under contract without being on the ground or havinng a good set of local eyes and ears.As for Texas, I know of an investor from my area (WA state) who has been in the Austin market for some time, It's been so good that he just picked up and moved his family there to be able to make more deals.

Yes, they do take personal property, never heard of a note being taken and yes the value is almost always higher in the eyes of the owner and they get less.
