If that is someone's intention, to buy cheap, fix cheap and upkeep cheap, yet collect that rent and do their best to not stick anything back into the property, word gets around and the inspector's office can easily make life very uncomfortable.

Flip the problem, not the house.Send a really strong letter to your agent with the intention that the letter is to be forwarded to seller.

Yep, meaning the new buyer owner is responsible for those tasks.As a seller, I like RE contracts because if they default, I only have to give them 90 days to cure through a Notice of Intent to Forfeit.

That's awkward if you haven't been up-front with the homeowners.When I intend to wholesale, I explain that I am 100% on the hook but that my intent is to fund the purchase via one of our partner companies, hence the need to assign the deal prior to closing.
