The hard part is figuring out what you can easily delegate but that is true of most businesses (I was good at it when I worked for someone else, but not good at it for my own items but want to improve).  

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Currently, all of our properties are owned in an LLC  but I am concerned that the legal protections of the LLC are not as solid as they once were.

But in Cincinnati, I can pull my own permits if I am working on my own house.  

If it's going to be your first investment out of state, I would tell you to build a solid team of your CORE 4: with a good Real Estate Agent, Contractor, Property manager, and attorney.

I’m about to roll over a 401(k) to a SDIRA and I’m wanting to use funds to renovate a rental property that I already own that is in dire need of repair before I can rent it again.

I own 5 properties in Topeka, KS. 4 are rentals managed by a company there, and 1 is a Contract for Deed.

We will be creating a new LLC that will own/invest in the property.
