Also have another independent party, maybe a local realtor or attorney in the area take a look at property periodically and send photos. 

Sometimes having those one on one conversations are more beneficial because you have more time to pick up on detail and get a feel for who they actually are independent of others being there.

The first thing I would do is see if the physical wires ARE in fact wired independently.

This means independently verifying the numbers and don't trust others to lookout for your best interests. 

Our town makes us pay $1200/year to a independent hauler for one of our multi units, but they will take just about anything you put out except tires.
