The cashflow is always nice cause it's viewed as another source of income and who doesn't like additional money.

Additionally in comment above, before making any decisions, it might be beneficial to visit the areas and possibly meet with a local realtor or property manager.

I recommend connecting with an investor-friendly lender that can give you an idea of what you will be able to afford based on your DTI, credit score, and current income & assets.

My hope is that the clientele we bring in won't completely trash the place but I realize that is just wishful thinking and that people, regardless of income/ what they are willing to pay, can behave like animals (I was in the auto industry before becoming an attorney and the things I saw walking trades will forever haunt me). 

We use an online payment system and we only allow one tenant to be responsible for signing up to make the monthly payments.

You could be with your bank for 50 years and if your credit score drops, or you miss a payment or do not show enough income for the debt to income ratios, your not going to get the approval. regardless of how many years you have been using them for checking and savings or even your business account!
