Hi All,I am looking to implement the BRRR strategy with a very large duplex in one of my sub-markets that does not have many solid comps.

Alabama has now implemented the new tax lien system and  many are left wondering how it really works, especially with the OTC tax liens. 

And as in the case of investing in SFRs - where you paying premium/retail dollar at buy - being equity limited partners you are paying fees and giving up portion of excess return to the active investors/general partners putting together the syndications and overseeing the implementation of the day-to-day. 

I've already been advised that because it can serve 4 clients max and the size of the home - that it can be used for this purpose without any zoning issues.I'd ideally like to do a commercial NNN lease where the operator handles everything, but would love to speak with someone else who has already done this to see what they've successfully implemented in the past.Has anyone ever done this in Macon-Bibb County, or in GA overall?

I did little bit of research and found Lake Tahoe to be a good candidate however I also found that there are lot of new regulations being implemented by local bodies.

Even if you hold your properties in your personal name rather than an entity, it's a great idea to keep the financials separate for tax filing purposes and for your sanity.Once you've done this, it's way easier to implement a cash flow management system such as Profit First (highly recommend) that allows you to properly budget for reserves, etc.And, of course, it makes it easier to do the same with your personal finances once you no longer have "business" transactions commingled.I'm happy to workshop some of this with you free of charge if you want to go deeper into these topics.I've been through this myself.Just let me know (DM)!
