Slow and steady wins the race mate.Too many guru's and marketing companies pumping leverage to rookies because they make more money, the more somebody buys.Being patient and using all cash to begin is always safer in the long run.Build the foundation of your portfolio with cash and make it strong.After a few years, look at using leverage for faster growth.And only after you have experienced the true income and expenses of your portfolio and not just paper figures.Cash is KingCashflow is QueenLeverage is the Peasant Just my opinion 🙏

So basically, wholesaling real estate is done by either an investor, agent, broker, or anyone.

The $300k+ property has experienced the better historical LONG TERM appreciation as evidenced by it being higher priced.  

I have a couple business partners looking to pool resources to make this possible as well.I am interested in connecting with bigger pockets experts, agents, and lenders in Middle Tennessee or surrounding states.  

Just because we experienced investors KNOW that the methodology they’re teaching doesn’t work, doesn’t mean that they committed fraud.

Maybe become an agent and help them find deals or maybe they need a reliable PM , etc.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Once the market is determined, we will also be seeking to make connections with contractors, hard/private money lenders, agents/wholesalers, & property managers in those areas. 

The only consideration may be that you’ll still need a registered agent for service of process in NJ.
