@Ian Middleton First thing to do is check if your current insurance carrier has a Dog Exclusion, which could exclude any liability claims resulting from dogs. 

Like, "What kind of hourly rate will you offer me if I give you exclusivity on 10 properties and growing?"

Other buildings are exclusively financially responsible tenants.

Also, if they provide the title insurance they usually only do a search for recorded liens, excluding unrecorded code violations, utility bills, etc. and they have a bunch of stuff excluded in the B section of exclusions....not very reliable.

The title companies that the auction sites and many banks (when dealing with REOs) use will basically do a poor job of clearing the title, essentially putting exclusions into the title policy to cover anything they are too lazy to clear in the chain of title.

The unique nature of non-traditional investments require a different type of servicing model.As @Jeff Nash indicates, there are rules that need to be followed, namely around keeping things at arm's length and exclusively for the benefit of the IRA. 

My insurance almost certainly has an exclusion for the pool, and I cringe when I think about the impending water bill. 

A couple of key tax benefits many are familiar with are the mortgage interest deduction, the state and local property taxes deduction, and the capital gains exclusion on the sale of primary residences.

As mentioned above, you should make sure that your agreement is non-exclusive and do some shopping around of your own, outside of CBRE's lenders.
