It is essentially a real estate investors chart of accounts with instructions for every conceivable transaction including mobile home notes, subject to's, returning security deposits while withholding repairs, etc.

Every few months I would skim through a few forums for entrepreneurs, which were inspiring but didn't give me the sense that I could start a sustainable small business from nothing while working full-time.  

Money is an issue, and I was hoping the tenant would just leave after the first few notices, only having to get a lawyer involved if he put up a fight.Some of the comments in this thread strongly suggest a lawyer.Do you think that there is much to mess up if I follow the instructions to the letter?

I followed the application instructions and got pre-approved (letter and all). 

I met him at a previous job and we clicked over our passion for being entrepreneurs.

Would be instructive to see more of the other side.

An agent must use the TREC/TAR contract unless instructed to use another by their client or in the case of REO properties such as HUD and VA they must use the contract they require.  

I had to start a meeting because I wanted to find more driven people with investor/entrepreneur mindsets and it works.
