My recommendation is to always be honest and up front with your seller and buyer, tell them exactly what you are attempting to do and if they still want to move forward, I see nothing wrong with it.

Seller you seem like a perfectly nice fellow but without a contractual agreement there is nothing stopping you from selling the house to someone else while i am attempting to buy the house, is that correct?
