In an option, you can not have requirements for performance by the optionee either, otherwise it can just be a purchase contract and that could effect the option price paid.

The easiest and most cost effective method of removal would be a contract to leave while paying (although it feels like you're getting taken) the 'tenant' a small amount.

Increase given today may not be in effect until Aug 1 meaning increase (if 30-day notice is applicable) would be effective Sept 1.My guess is that MA Winters start stalling market rentals in Oct which means you may be risking a very long vacancy window if either or both tenants choose to vacate.

Mentors or coaches should be anchored in 3 areas; Experience at doing, Education and being Certified or Accredited by some government agency or professional association.In my book, meaning in my opinion, an instructor should have a college degree to mentor effectively in any business subject.

Agreed with Jon...I would never trust an architect (or anyone other than the actual contractors you'll use) with cost projections, for lots of reasons:- He doesn't know the contractors you will use- He doesn't know if you'll be be GCing it yourself or hiring a builder- He doesn't know the finishes you'll be using- He doesn't know your ability to negotiate prices- He doesn't know your level of experience and ability to make cost-effective decisionFor our most recent project, I had architects projecting $125-150 per square foot for construction.

I am not familiar w/ areas where not being owner occupied effects your taxes, but it is all public information.
