It goes without saying that the flips need to work but i strongly agree with this approach, especially in today's market.  

I've listened to about 15 bigger pockets podcasts, read the ultimate beginners guide, read "Rich Dad, Poor Dad" and "Money Master the Game" by Tony Robbins as a start to my REI/financial education.

When you realize you have spent what it's is worth today, you will realize when you add in property tax and maintenance you break even if you are lucky.

I did reach out to a real estate agent today to see if they could perform a BPO based on the renovations that I plan to make.

If you "Borrow" $100 today, and the stock markets skyrocket, you have to "pay yourself back" for amount that the stock has skyrocketed for (which may end up being much higher than whatever return you make on real estate).  

I heard today from someone who bought some of their properties and he said he was getting a net 4% return!

However Insurance company today served us (LLC) with a legal suit to get basically out of some parts of the tenant's lawsuit and including passing legal fees to us. 

If you're managing a lot of units (as of today I own 39 and growing) you probably want to reduce the # of showings needed to get a lease signed right?
