(Thanks for the shout out @Arlen ChouMel, I've had my eye on Vallejo for years, but because of the better rent ratios (lower GRM) in Richmond that I have historically seen, I haven't made the jump up there yet.

I'm not trying to talk you out of taking action, just pointing out some things that caught my eye!
