Some need more.CPM is interesting as I've never tracked it before but calling 1000 people should cost about $50-$300 bucks (VA caller and $0.20 per record) assuming its done in two 8 hour calling shifts. 1000 contacts/conversations will cost quite a bit more.I run a call center for Real Estate agents with VA callers so I track some of these numbers very closely.

@Matthew Paul you are right, this wasn't a home run deal, just a base hit, you can't expect to have a huge profit when it's just a light rehab.

They run about $2k.

That would eliminate a big portion of the financing that it takes to acquire a property and get it up and running.

However, from the get-go it was a home-run deal.  

It took me a long time to set up in dribs and drabs, all while paying the monthly fees.Now that it's up and running, I see glitches, and it's frustrating to have to go through pages of support just to find the setting that needs to be tweaked.

@Justin Brin - well yes TX property taxes are always high but the run up of sales over the last few years have given taxing entities the opportunity to re-assess even more. 

Running an Airbnb also means lots of Work since you have to find guests, clean up after them, and be ready for new ones all the time.
