Rates are a bit higher than conventional but if you're talking to the right people and have a strong credit score then you should be getting priced out in the mid 5% range which shouldn't eliminate cash flow on a great deal.

As far as the range goes, I would say 10% - 20% down, 9.5% - 13% rate, 2% - 4% origination fee on a 12 - 24 month loan term.

Like literally in most of the nation you could not buy the dirt/land for the price he is requesting for the RE.So lets say that his $15K duplex (I believe that is the price of the duplex he emailed me this weekend (again fully disclosing condition and the type of location - no slam to James Wise he seems to be very up front (with full disclosure) about the risks - just using his price range of properties as an example)).
