I try to copy the type of structure thats working (changing the elevation) and use those as comps when I go to use a DSCR loan on the back end to pull money backend.Knowing what strategy you are going for would help me direct in a more accurate way.

Would it be too expensive to formulate potential future plan for entire parcel, then determine if that small part of it where house is now can be built now, potentially making the whole thing more valuable if/when time comes to sell, partner with someone or develop yourself?

Response to #1: Some lenders allow for layered entities while others want warm bodies/natural persons to be direct managers.

I would suggest using our Find a Lender service which is free for you to use in order to find a trusted and vetted hard money lender directly from BiggerPockets. 

There are still plenty of older, small multifamily properties with lots of value-add opportunity there.

In doing $200+ million in Cleveland deals with out of state investors I can tell you that the "find small local lender" stuff is way way overblown.

In fact, Partners 4 and 5 fund a small portion of the deal, do no borrowing and get an equal share if I'm not mistaken?

Anybody have any experience running a small boutique hotel/motel?
